Job Description

This position will report to one of the partners of the construction department and support new construction and substantial rehabilitation.
PURPOSETo plan, direct and coordinate activities pertaining to BWI, LLC projects on schedule and withinbudget ensuing adherence to plans, specifications, and industrial standards.
ESSENTIAL FUNCTIONS AND RESONSIBILTIESTo be successful in the role, an individual must be able to perform in a satisfactory manner thefunctions listed below.
This position will be responsible for programs including, but not limited to:*Support the Project Engineer and superintendent with maintaining the schedule, budget and quality controls from the owner
*Perform and review accurate takeoffs and initial BOM from civil, architectural, MEP and landscape drawings through the use of computerized estimating and digitizing software.
*Apply conceptual and working knowledge of contract schedule of values, schedule of durations, ability to prepare and review job cost reports and percentage sheets.
*Formalize and maintain the construction budget and accurately track all budget changes.
*Prepare budget reconciliations.
*Build and maintain the project schedule, identify risk and resolve problems.
*Identify potential subcontractors and vendors for use in the project and send out initial bid invitations, letters and prequalification notices.
*Compile bidders list for review and approval.
*Negotiate subcontract change orders, inputs and mangers' project budget and ensure that required documentation is filed.
*Responsible for ensuring OSHA program requirements are stated on all jobsites.
*Prepare and present monthly project reports to project owners utilizing photographs, observation reports, schedules, and job cost reports as needed.
*Adhere to established emergency polices and procedures.
*Attend staff meetings, workshops, corporate seminars, and assigned training.
*Maintain professional appearance and conduct at all times.

Job Requirements

EDUCATION AND / OR EXPERIENCE*Associate's or bachelor's degree in Construction Management / or equivalent work experience *Minimum of 5 years of construction industry experience. *Knowledge and application of construction state and city code requirements. *Hands on field superintendent experience with slab on grade/wood framed construction *to include major site development preferred. KNOWLEDGE, SKILLS, AND ABILTIES*Ability to operate a digital camera and transmit photos electronically. *Ability to effectively communicate in person, by phone, and in writing. *Ability to interact with the public and address their concerns/ questions. *Ability to handle customer questions and concerns professionally. *Ability to think logically and problem-solve to analyze situations, troubleshoot, and make sound decisions. *Ability to handle multiple tasks simultaneously, manage projects, and meet deadlines. *Proficiency in Microsoft Office ( Word, Excel, Access, Power Point) Adobe Professional, ;Pro-Core *and other software application necessary to perform essential job functions and support other team members. *Ability to perform Internet research. *Strong organizational, process- oriented, time- management, and logical thinking skills. *Ability to arrive at work on time and maintain a positive attendance record. *Valid driver's license and reliable transportation. Position requires some travel between multiple work locations and work sites. *Knowledge of FACT Act Red Flag Rules.
